Hollis Building, Bath

Alumno have purchased the Hollis Building site on Lower Bristol Road in Bath. Bath is a world renowned city and UNESCO World Heritage site.

Planning has been granted on the site for a mixed use building including  120 rooms in PBSA plus office, storage and distribution space for the existing tenant Mercy in Action, a charity using the site as a food bank and distribution centre for clothing.

The new building designed by AWW Architects will be between 3 and 5 storeys. The planning application was supported by the University of Bath who realise the need for PBSA to free up housing for local people. There will be 5,7 and 10 bed cluster flats and studios. There will be a laundry room on the 1st floor with 3 accessible studio flats.

The building will have plenty of communal spaces for the students to mix together, including a common room on the 1st floor facing the river and an external roof terrace on the 4th floor

The site lies within Bath Conservation Area, World Heritage Site, Housing Development Boundary and Enterprise Area. Adjacent to the site to the east, Rackfield Place is a Grade II Listed Terrace, of rubble bath stone construction; opposite the site to the south, Twerton Viaduct is also Grade II Listed.

The Hollis Building site is easily accessible to and from Bath City Centre, which have various amenities within 31 minutes of walking, 11 minutes of cycling, or 20 minutes by bus number 5. The site is a 5 minute walk from the Bath Spa campus.

The site is accessible by all modes of transport and is therefore well located for car-free residential development. There are good opportunities for pedestrian and cycle travel to and from the site, with a number of facilities within walking and cycling distance, and appropriate infrastructure provided along the desired lines.

To improve the ecology of the locality there will also be -Living wall on the north elevation • Green roofs • New planting to the Lower Bristol Road • Bird and bat boxes
